At Varsity Canterbury, we understand the importance of your son or daughter’s accommodation. Good accommodation will allow students to make the most of their experience whilst away from home. Whereas, poor quality accommodation will cause unnecessary problems. Students have enough to worry about - their accommodation shouldn't be one of them.

We recognise that for most students (and parents!) a move to University can be an unnerving experience. Qualification & Affiliation

We're proud members of the Association of Residential Letting Agents (ARLA), now known as Propertymatk. We're part of the Property Redress Scheme (PRS). This means that we adhere to very strict guidelines and operate in a way that is recognised throughout our industry as fair, transparent and most importantly - complies with regulation. We also have Client Money Protection (CMP), which means that your money is in safe hands. Yes, there are some rouge Letting Agents and Landlords out there - but you can be assured we're not one of them!

The Property

All of our properties have been renovated in the last few years. All have new boilers that are gas checked by an engineer, every year. We manage almost all of our properties, too – so you’ll always deal with us if there’s a problem.


Most of our bedrooms have a 4ft double bed. There’ll also be a; desk, chair, wardrobe and a place to store clothes.

Tenancy Agreement

We use joint and several tenancy agreements, which means that all of the tenants are responsible for all of the rent. But, as a guarantor – you’re only responsible for your son or daughter. We have draft versions of all documentation that can be downloaded from this website.


Rent is usually paid monthly, but we can make other arrangements if necessary. Unless the students have explicitly agreed to use our bills package, the rent will exclude all utilities (apart from the broadband, which is included). Full time students are exempt from Council Tax.

Security Deposit

We take a security deposit which is usually just £125pp, which will be held with the DPS. It stays there until the end of the tenancy where it will either be refunded to the students or used to cover any dilapidations at the property


An inventory for each property will be issued upon commencement of the tenancy. We employ an external company to provide the document, so that the report is fair and unbiased.


The landlord is responsible for insuring the building and his contents. Tenants are responsible for insuring their own belongings (please see Insurance Page, as some of our students bennefot from complimentary contents insurance). We recommend that students take out an ‘accidental damage to the landlords’ contents’ policy. Your son or daughter may even be covered under your own home insurance.
